CARE THAT FITS YOUR PROPERTY
The right approach starts with the material and condition of your roof. Here’s how we think about the work.
Let’s talk about your roofWe don’t pressure wash asphalt shingles. We use brushing to loosen moss, followed by a leaf blower to clear remaining debris. We’ll discuss the approach after assessing your roof.
We offer pressure washing where suitable for the roof’s material and condition.

BEFORE WE GET STARTED
Our approach depends on the roof’s material and condition.
Asphalt shingles: We lightly brush the roof to loosen the moss, then use a leaf blower to clear away any remaining dirt and debris. We do not pressure wash asphalt shingles.
Metal, concrete, and tile roofs: We gently pressure wash the entire roof to remove moss, stains, and dirt. For tile roofs with heavy moss buildup, we may use a soft brush first, followed by pressure washing.
We do not use chemical cleaners in our standard cleaning process, whether we’re brushing or pressure washing.
We do offer roof moss treatment as an optional add-on using Lilly Miller Moss Out! for Roofs & Structures. This treatment contains chemicals and is applied only if you choose it.
The time needed depends on the service, the size of your roof, and the amount of moss buildup. For pressure washing, it also depends on the total area being cleaned.
Most jobs take 2–4 hours, though smaller jobs may take less than an hour. Larger or more involved jobs can take longer and, in rare cases, more than a day.
